  • Foundation: visible cracks, erosion, or movement

• Exterior finishes: siding, paint, and surface condition

• Windows & doors: caulking, trim, sills, weatherstripping

• Roof (visual only): wear, missing or lifting shingles, flashing and valleys

• Gutters & drainage: general condition and visible connections

• Decks, railings, stairs, walkways, and driveways: safety and condition

• Crawlspace (where accessible): moisture, ventilation, plumbing leaks

 • Plumbing: visible leaks and drain flow testing

• Walls & ceilings: signs of water damage

• Electrical safety: switches, receptacles, GFCI testing, and polarization checks

• Safety checks: stairs, railings, and general hazards

• Smoke detector testing and battery replacement

 • Heat register inspection and light cleaning

• Drain trap / accessible drain cleaning

• Door and frame inspection

• Passage set and hardware adjustments

• Minor re-caulking (interior and exterior, as needed)

• Furnace inspection for fuel leaks

• Fuel and air filter inspection/cleaning (filters replaced if homeowner-supplied)

   Following the visit, you will receive a clear summary outlining:
• Items inspected
• Maintenance completed
• Safety concerns
• Recommended repairs or future improvements
 

Repairs or upgrades are quoted separately and only completed with your approval.
